Carriage & Boathouse

The Carriage House (~1,380 sq. ft.), also called the boat house, with authentic Spanish slate roof with copper is an old world European design and Belgard Dublin cobble 4 stone pattern driveway apron, is set off by itself with its own access and landscaped area for privacy and with magnificent views, sodium lights for perimeter broad illumination when needed, and Melissa Lighting custom exterior wall sconces and recessed lights,  and is primarily the boat house with a large center bay (for a 30 ft. long Boston Whaler Conquest on trailer) with ~17 ft. vaulted ceiling and two side auto bays with ~13 ft. ceilings and with insulated garage doors of custom Honduras mahogany with clavos nail heads, and two separately heated loft rooms (each ~110 sq. ft. with ~7 ft. vaulted ceiling with phone, TV and network connections), one with a carpeted floor and the other with the same custom built butterfly inlaid solid oak plank flooring with alternating widths between 8” and 4” that’s in the Guest House Loft, a ship style powder room, and an epoxy painted main concrete floor.

With the Guest House in Mind

It was built with the Guest House in mind to provide additional cabinet and space for the Whirlpool upright freezer, consisting of beech cabinetry by Nickels Cabinets with two Elkay 12” deep stainless steel sinks with Rohl wall mount satin nickel faucets and stainless steel and butcher block work areas, providing countertop space and additional cabinets for projects.  It also contains beech cabinet-enclosed water treatment facilities for the initial water supplied by the artesian wells which is stored in the 1,250 gallon cistern below the surface in a part of the floor.  At the highest peak of the roof is a custom fully functional large hunting bald eagle weathervane by West Coast Weathervanes, made of copper with gold leaf head, talons and tail to avoid any tarnishing. 

Systems include: two Empire wall mounted commercial size propane heaters for the main areas, and wall electric heaters in the two loft rooms; Crestron network and AV system with interior and exterior recessed speakers, DMP security and fire detection, Panasonic digital phones, with office equipment network connections. Rheem 50 gallon hot water tank; ceiling circulation fan; and one commercial large door opener and two Lift Master Professional Formula One garage door openers.
